Be careful what you wish for. That’s what I’ve always been told. And today I know why. After several days of good rains this week the heavens really turned loose today. It was a good day to study the drainage patterns.
This is our driveway, looking back toward the highway. It mostly slopes down the entire way.

Here is the view toward the house from the same spot.

The paved area formerly led into the garage which we have enclosed for a sewing studio. Now we are parking on the gravel. I have blocked it off to keep gravel from washing down. All the paved area to the left in front of the house slopes down to the channel below.

It is channeled past the side of the house. The channel ends here and the stream is eroding the soil.

And then on past the well house, where there is more erosion.

And cascades off the cliff behind the house.

This is the most water we have ever seen at one time so it gives a good worst-case scenario.
The good news is all the water was channelled around the house. The bad news is we need to do some work to stop erosion on the non-paved areas.

That’s a beautiful piece of property, Bill. Such a great find!
I have no doubt you will find a creative solution to your river. That tumble of rock at the end is lovely with the stream and the green leaves.

Wow! It’s a good thing you have those channels. Drought or flood. That’s Texas for you.
I love the photo of the cascades off the cliff.

Sounds like you’re going to turn these lemons into lemonade. A great practical lesson on the landscaping that needs to be done. That has to help a lot.

Uh…maybe that is why it was for sale when you bought it. Maybe this is NORMAL and what you had before was really dry!
